How do you decide what to offer for my land?
We look at your county’s public records and recent comparable sales of similar parcels nearby, then factor in access, acreage, and condition. It’s not a lowball formula — and we’ll walk you through exactly how we got to the number.
Are there any fees or commissions?
No. We don’t charge fees or commissions, and we cover standard closing costs. The cash offer we make is what you walk away with, minus any liens or back taxes owed on the property.
What kinds of land do you buy?
Vacant and rural land of most kinds — wooded acreage, empty lots, farmland, landlocked or hard-to-access parcels, and inherited property. We buy it as-is, in any condition.
Do I need a survey, perc test, or to clear the land first?
No. We buy land exactly as it sits. You don’t need to survey it, test it, clear it, or fix anything before talking to us.
What if I owe back taxes or there’s a lien on the property?
That’s common and usually not a dealbreaker. Back taxes and most liens can be handled at closing through the title company. Just let us know up front so we can account for it.
How long does it take to close?
Often a few weeks, but you set the timeline. We close through a local title company, and if you need more time, that’s fine.
Do I have to accept your offer?
Not at all. There’s no obligation, and we encourage you to get other offers or a second opinion. If our offer isn’t right for you, no hard feelings.
